You may agree with the previous tenant to take over items belonging to this tenant (e.g. built-in kitchen, carpeting, etc.). Please get advice from the GAGFAH Group service staff member - there may be reasons why a former tenant has to dismount any equipment owned by him/her. There is no obligation to take over any items owned by tenants.

It is recommendable to provide a babysitter for babies on the removal day (cf. moving house with children).

Please register with the new branch office of your bank in case you move within the same town; everything else is handled by your bank. If you move into a different town without changing your bank it is sufficient to inform your former branch office about the change in place of residence. The bank will then handle the automatic transfer of your documents and your credit card. Please remember to terminate any standing order for your old apartment (rent, water and electricity bills) before the date of handing over at the latest.To be on the safe side it is advisable to keep your old bank account for an interim period. Many banks make your job easier by informing various companies and institutions about your new account details.

A broker is entitled to a brokerage fee (max. two net cold rents plus VAT) only in case of successful conclusion of a lease contract. In certain cases brokerage fees can be taken into account when filing your tax return. If the broker is the owner, lessor or manager of any asset, or if the apartment is part of a social housing scheme he is not entitled to any brokerage fee.

Take your time to inspect your furniture. Sort out anything which is not worth moving. You will save efforts and removal costs. Please remember that you are solely responsible for disposing of your bulky refuse! Further information related to this topic can be obtained from your old municipality.

When moving house within the same town it is sufficient to inform your car insurance about your new address and to have your car registration documents changed at the Straßenverkehrsamt. Please present the registration document from the Residents' Registration Office, your ID, and the two car registration documents. If you move into a new district or Land you also need a double-card of your insurance carrier so that your car can be registered again.

The church communities are automatically informed about removals.

Inform your club about your new address, or, if necessary, terminate your existing memberships.

Any cosmetic repair due during the period of the lease agreement is to be performed by the tenant according to the provisions in the GAGFAH Group contracts. Please take note of the contractual obligations and deadlines.

If you stay with the same bank your credit cards "moves" along with you. Please inform other credit card issuing bodies (e.g. department stores, ADAC) about your change of address in a timely manner and, if possible, in writing.

Have you informed your neighbours about your removal date? Please also inform the caretaker, if required, so that he can ensure the use of staircases and elevators.

Make an appointment with a service staff member of the competent administrative office for the transfer of the apartment. During the transfer process, the state of the apartment and all items handed over are documented in a record.

We recommend using up all foodstuffs before moving house.

Make sure to organize the reimbursement of the deposit for your old apartment. The deposit must be reimbursed by the lessor with interest and compound interest. The reimbursement shall be effected, at the very latest, when no more money from the deposit amount is due to the landlord, or as soon as his claims have been defined, if required, by deduction of the latter. According to precedents this procedure may take up to six months. For your new apartment the following applies: the GAGFAH Group in general asks for 3 monthly/basic rents as deposit. The deposit is due at the commencement of the contract

At the Deutsche Post you can request to have your mail forwarded (cf. "request to have your mail forwarded"). Thereby for half a year all of your incoming mail which is still sent to your old address will be forwarded to your new place of residence. Additionally, you will automatically receive the removal check book of Deutsche Post with further details and lots of interesting offers to your new address.

Please inform your competent utilities company about your moving in or out. Please read the meters on the day of hand-over of your apartment in both the old and the new home and document them in writing - if possible while the lessor is present. Communicate the meter readings to your utilities companies.

Any forms to inform the GEZ about your change in place of residence can be obtained from any bank or savings bank office.

If you are supported by friends, relatives or other helping hands: draw a layout plan of your apartment so that the helping hands know where to put which furniture.

Pack and transport any valuable items yourself. Prepare a suitcase or a bag with important utensils (clothes, toilet things, food, baby equipment, pet food, documents, and important records) for the day of removal. Do not forget to label boxes, bags, etc. with tags listing the content. You should also note the room to which the respective item should be transported.

You are obligated to inform the Residents' Registration Office about your removal: the relevant forms can be obtained from the Office or at a stationer's. Please also bring your passport and your ID so that these documents can be changed as well.

All insurance carriers need to be informed about the removal. The most important ones are: Household / personal effects insurance, life insurance, car insurance, private liability insurance, health and accident insurance. Check whether the sum insured by the household insurance is sufficient for the new household.

If your children cannot continue to attend their usual kindergarten please contact any new eligible institution as early as possible.

Make sure to terminate your lease agreement in writing and, above all, on time to avoid double rent payments. The periods of notice are defined in your lease contract. Any renovation work should be discussed in detail with your landlord. When changing your place of residence you have to inform the pension authorities. If you move into the new Länder, your new address must be forwarded also to the pension insurance carrier (BfA or LVA).

Water your plants generously before the removal. If you move house in winter, please protect your plants against cold weather.

When organizing the removal yourself you should make a reservation for a rental vehicle on time. The addresses of rental car providers can also be found in the Yellow Pages.

Many companies/employers grant special leave for removal purposes. Remember to check this possibility and, if so, file an application.

Have you provided sufficient packaging material, blankets, shoulder straps, and sack trucks, etc.? Special removal boxes are easier to fill, transport and pile up.

If you organize your removal yourself check the removal truck once more on the eve of the removal day and/or pick up rental trucks and vehicles at the rental service. Keep nippers, screw drivers, hammer and other tools ready.

Inspect your old apartment with the lessor and discuss the need for renovation. Make sure that the agreed findings are documented in writing. Any cosmetic repair is required only if this was agreed in the lease agreement. Often cosmetic repair is a reason for differences. To avoid this, the GAGFAH Group will produce a report when handing over a new apartment including a detailed description of the state of the apartment. If you do not want to perform the repair work yourself compare price offers of different companies. Ask for appointments to be confirmed in writing.

Make an appointment with your old lessor for the hand-over of the apartment. Usually, the lessor will check the apartment once more in view of its orderly state,and take back the keys.

With a request to Deutsche Post to have your mail forwarded for half a year all of your incoming mail which is still sent to your old address will be automatically forwarded to your new place of residence. If required, you can renew this service for another six months. Check your mail carefully after the removal and inform the senders which still use the old address about your change of place of residence.

You are obligated to inform the Residents' Registration Office about your removal: the relevant forms can be obtained from the Office or at a stationer's. Please also bring your passport and your ID so that these documents can be changed as well. Please note: your registration must be effected within between 7 to 14 days after removal (depending on the relevant Land-specific regulation).

Talk early to your lessor/the next tenant about a possible hand-over of installed equipment, such as in-built kitchen and cupboards, carpeting, antennas, etc. Such a transfer by the lessor/next tenant is possible, but there is no obligation.

If your children cannot continue to attend their usual institutions please contact any new eligible institution as early as possible.

When moving house within the same town your local tax office will be informed about your new address with your next tax return. If you move to a different town you are advised to inform your Tax Office in writing about the change in place of residence (do not forget to give your tax number).

Please inform your telephone provider (address to be found on telephone bill) about the date of your moving out. If you move within the same town, ask if you can keep your old telephone number. The cancellation/ordering of an old/new telephone can be done in all T-Punkt offices. Please take note of any notice periods.

Have you given notice for termination in time for your old lease contract? Please note: a termination notice must be received by the lessor on the third working day of a calendar month so that this month still counts for the period of notice. Any oral agreement is void. In case of lease contracts which are limited in time you can only move out under certain circumstances before the expiry of the lease period, e.g. replacement tenant clause has been agreed upon. Of course, there is always the possibility to quit for cause.

If you commission any tradesmen to disassemble any equipment and furniture owned by you (e.g. washing machine, stove, built-in kitchen and closets) you are advised to make appointments in good time and ask for a confirmation in writing. Do not hesitate to request cost estimates.

With the manager or lessor you should draw up a record when handing over the old/taking the new apartment. This record contains details related to the state of the apartment, and the number of keys handed over.

Contact your municipal trash collection department to inquire about dates for the removal of bulky refuse. Any furniture in good condition is accepted also by social charities, such as e.g. the Red Cross.

Please inform all relevant utilities companies (electricity, natural gas, distance heating) about your removal. Read your meters and/or make appointments for the meters to be taken.
